Showing Your Home To Buyers
Getting ready for a viewing
- Make sure your doorbell works
- If parking in your road is difficult, leave your drive free for the viewer (Make sure your agent tells your viewer they can park on the drive)
- Open doors and windows to let in some fresh air
- Make sure your home is tidy
- Have a large doormat for people to wipe their feet as some people get offended if you ask them to remove their shoes
- Decide beforehand in which order you will show your rooms (best room first and last is ideal)
- Close the doors to all rooms except the room you intend to show first
- Turn off the television (pleasant music on a low level is okay)
During the viewing
- Greet your viewer in a friendly but professional manner
- Open the doors to the rooms and invite the viewers to walk in first. If the room is very large you can enter after, otherwise remain in the hall
- Don’t talk too much! Let the viewer/s take as much in as possible without distractions
- If the viewer asks about something or shows an interest in something give them more info but be concise
- If your property has any unique features such as a nice view or original fireplaces point them out, but it is not necessary to point out plug sockets, radiators etc
- When you have shown the entire house, return to the best room and ask if there are any questions
- Answer questions about the house and neighbourhood but if the viewer wants to make an offer or asks how much you would accept, refer them to your agent
- To end the viewing say: “before you leave, would you like to see any part of the house again?”
- If you ask for feedback or the viewer makes a comment please bear in mind that viewers will sometimes say something completely different, especially if the feedback is negative as people don’t like to offend
