Costs incurred when selling a home

Energy Performance Certificate (EPC): It's a legal requirement to have one. What is an EPC and how much do they cost?

Estate agent fee: On average estate agents charge 1.5% + Vat to sell a house. So, to sell a house worth £300,000 it will cost around £5400. But, because Maxmove's approach is modern and more efficient, our fees are considerably lower. Costs incurred when buying a home

Searches: Your solicitor will carry out various searches: Local Authority, Environmental, Water & Drainage, Chancel, OS1 and K16. The cost of these searches will be £270 approx.

Land Registry fee: £280.

Mortgage lender’s basic valuation fee: Your lender will arrange a basic valuation, as they need to know that they are not lending you more than the property is worth. The cost of a basic valuation depends on the lender, usually £150 to £350.

Survey: As well as the basic valuation, there are two main types of survey: the homebuyer's report and the buildings survey (also known as the full structural survey). For a quote, call 020 8531 4270.

Stamp Duty Land Tax: Current Stamp Duty Land Tax rates are:

  • Up to £125,000 = Zero
  • Over £125,000 to £250,000 = 1%
  • Over £250,000 to £500,000 = 3%
  • Over £500,000 to £1 million = 4%
  • Over £1 million = 5%

Mortgage Broker Fee: Mortgage brokers get paid commission by the lender. However, most brokers charge the customer an additional fee of up to £1% of the loan. Call 020 8531 4270 to speak with a whole of market Independent Mortgage Broker that charges no additional fee.

Lender’s Mortgage Arrangement Fee: This can vary depending on which lender you choose.

Bank transfer fees: £35 approx.

Deposit: You'll probably need at least 10% or more of the value of the property.
